Yes, the private lenders' offers allow you to capitalise the interest subject to satisfying the LVR requirement. however, the private lenders want to evaluate how you would pay off the loan at the end of the loan period.

Yes - Private funding is short term - that can be 6-12 months or longer. The key to capitalising interest is what LVR % borrowed - does the loan end up being and how realistic is the exit strategy to pay back the loan.
