Hi Udaya, It is probably best to get a pre approval and work out what you can afford and which is the best lender for you. I offer a complementary wealth check and recommendations around this. Please call me on 04**** 244 or 6297 1696, or send me your contact details and I will call you. Thanks,Christian
Hi Udaya,Good idea to obtain pre approval for land if not already purchased and for the construction so you know you are OK to sign the fixed price contract . You need a signed fixed price contract to obtain formal approval. I'm a broker of 11 year experience and deal with many major and non major banks. Happy to discuss and give you borrowing capacity and loan and purchase costs and repayments. Can be contacted on 04****26 (www.****luti****.au).

Hi uday,You can apply for a preapproval now. However unconditional approval will be provided once you have signed the construction contract. You will have to go to the same bank where you have loan for your block of land if you have any.if your land is a unencumbered title, then you have option of shopping around. Call me if you want to discuss further. I work as a branch manager for one of the major 4. Ta 04****01

Hello Udaya,As well as pre-approval you can arrange an upfront valuation before entering contract with builder. This will protect you if the bank does a valuation and it comes back below what you have paid, not all lenders will provide this. Feel free to contact me if you need help here.Cheers,Will
