Hi Justeene, residential acreage loans typically cap out at 50 Hectares (123 Acres) and the land needs to have an existing house or contact to build if the land is vacant. I’m currently working on a finance solution for the purchase of a large parcel of land in Western Sydney where the land will be subdivided into 200+ blocks if this is something you are considering. Hey Justeene, as per my colleagues comments, the maximum land size can vary with residential lending being around the 100-150 acres. You can do rural lending or even commercial lending which can include borrowing for far greater sized land. The type of lending will determine what percentage of the property value that you can borrow up to as well. For standard or larger style "residential" land (say up to 1-2 acres), you may be able to borrow up to 95%.

For residential acreage loan, here are the criteria that lenders will accept: Maximum total land size 50 Hectares / 123 Acres (must have a house or have a contract to build at the same time for vacant land purchase) Acreage vacant land to 11 Hectares / 27 Acres.

Most lenders are looking at 50 hectares = 125 acres and if you principal place of residence will consider high % borrowing if needed. I am currently helping to buy 550 acres which will be financed with 50-70% lending based on farm income - so it depends. I suggest you talk to a broker and get your full scenario / lending needs checked with a lender asap.

Hi Justeene, Generally up to 250 acres can be done without too much trouble so long as the property isn't income producing. Larger properties can still be done under exception through the residential spacee depending on the property type, location zoning etc. If you would like to discuss further contact me via my profile.
