Hi Ken, You appear to have a really good rate at present, happy to discuss your available options and see if we can find a lender that will suit your needs with the structure you are after. There are a few lenders available that can provide you lower than 3.71%p.a on your owner occupied borrowings and using funds in your offset as a deposit is a viable option. Ken, Your current rate is very competitive, however we could slightly improve. Yes, you could unlock the equity in your current owner occupied home for the purpose of deposit & fees to purchase an investment property. Happy to discuss further. I am available 7 days a week up to 9pm. David S
