Interest Rates are a start but aren't the be all end all as some rates don't always fit the scenario and I have found that selling loan products on interest rates isn't the way to go about things as being a good broker and taking a look at the overall picture before even offering suggestions on loan products and lenders is a far better way to approach a customers needs and where they will fit before throwing out a particular lender or there advertised rate. Hi Andy, there are other things to consider with your scenario other than the rate on the refinance of your owner occupied loan. You will need to consider what type of investment you wish to have, i.e. do you want to but land in build, do you want to buy an established property or are you looking at a CBD appartment. Factors such as these can influence the lender that you would choose for your overall scenario as for example, ING Direct do not offer construction loans. Also if you are contemplating taking out the future investment loan on an interest only basis, then be aware that the market has changed significantly and lenders are loading rates accordingly.
