Hi Martin, although the large banks in Australia (ANZ, CBA, NAB & Westpac) have offshore banking operations they typically don't lend A$ funds secured by a fully owned property located in the US. Having said that, global banks like JPMorgan, Citi and HSBC would consider this type of scenario and I would be happy to link you with someone within those institutions if required. You should consider the following if seeking a US mortgage; 1. US mortgages are "Non Recourse" which means in the event of a default, the lender may only recoup losses (or any short fall) from the property securing the loan and cannot claim funds from the borrower. 2. You will be exposed to foreign exchange risks if you borrow US dollars and convert them into Aussie dollars. The banks I deal with will only lend for Australian securities not overseas. If an Australian bank has an overseas branch, then there is a chance of getting in touch with the branch and possibility of doing business through the branch in the overseas location. However if you have enough equity in your property, you can do a Cash Out and then consider investing overseas. The broker will not necessarily inform the bank it is for overseas purchase but for future investment. Better to talk to your accountant about overseas investments as there are tax implications.
