Hi Hes, as most people here have mentioned, there should be some options available to you with some third tier private lenders. There are usually higher establishment and risk fees associated with these loans and a higher interest charged to mitigate the risk to the lender. It is important to keep this in mind as these higher fees and rates have the ability to increase your loan repayments substantially compared to a standard mortgage from a first tier lender. It is important to also ensure that you will be comfortable with the repayments now and in the future if interest rates were to rise by 2 to 3%. Hi Hes I believe no main stream bank will consider your application unfortunately. But certainly there are lenders out there who can consider your situation. Please get in touch if you wish to discuss this further.

HI Hes, I'm afraid no main stream bank will look at it as any loan that would require mortgage insurance i.e. over 80% lend against the purchase price, would be unlikely to be approved. There are company's that will lend 90% to people with defaults etc. but they would charge a higher rate of interest as well as set up costs etc. Please note that it would still have to be assessed based on servicing etc. but they would accept people with defaults etc. If you have any questions please feel free to call.
