Hi Asif, It really depends on your capacity. If you are able to service both the loans then it should not be a problem. The other thing to consider would be First Home Buyer Benefits impact. In NSW, the stamp duty reduction is based on when the Contract of Sale for land was finalised but the First home owner grant is based on when the builder contract was signed. So if you are eligible for the grant, and have already signed the builder contract, just call Office of State Revenue and confirm if your purchase of new investment property will impact this or not. Hi Asif - Off the plan purchase can have unexpected results - like extended delays. I would be happy to look at options using Positive Cashflow Investments. Average price around $495k - $580 week rent. With an average income we can add min $100 week and sometimes $150 week to pay off any current mortgage.
