Hi Amelia, we still have some lenders take 100% commission to assess serviceability of loans. Some take 12-month history and calculate your annual income based on your year to date income figures when it is not regular. If you have more than 12 months of commission history it helps more. Hi Amelia We have access to smaller banks and non-bank lenders that may be willing to accept 80-100% of commission income, some of which have qualifying periods of under 2 years. Please contact me to discuss further. I would be happy to assist. Regards Paul

In all honesty your situation is not that uncommon Amelia. Many lenders will accept commission based income, there just has to be a way to show regular payment to over the course of that past few years. If you can provide 2 years tax returns to validate your income than many of our lenders will assist. I wish you all the very best.

Hi Amelia, I work a lot with real estate agents where the main bulk of their income is from Commission. I would love to help you with this. I'm not going to go to a panel of 38 lenders as mentioned by others because I know that they won't all take the loan. I would love to meet up with you and get to know the specifics of your situation and I am Melbourne based. On the face of it we might end up going to a lender that does charge a slightly higher rate right now because of the risks associated (in their opinion) but they reward clients after 12 months of repayment history with them by giving you their lower rates as long as you have paid. HI Amelia, most banks will look at using commissions but they will need to see some consistency ie. some will want to see it over 2 years and others will look at 3-6 months as long as we can see it coming through on a regular basis. Hi Amelia, most lenders do require 2 years tax returns to confirm the average commissions earned in addition to your base salary. Depending on your contribution, this might not be too much of an issue. Though I am based in Perth, I do have experience with Commission based employees as most of my colleagues fall into that category being Real Estate Reps.
