Thanks for the information - I have done a quick servicing calculation - based on some estimates for repayment $ and new investment needs and looks OK. There are options to borrow against your own home - at owner occupied rates from 3.78% and then the rest (depending on the investment $) on the new property. Assumptions (Split income to determine Need income - $63k and $40k - Rent $290 week - new property $420k + costs agains at $90 week. - estimated current repayments $3k month - nil credit cards) Happy to go through any changes and confirm your ability to obtain pre-approval and find your next investment.

Hi Xingmei, investment property is something we specialise in! I am based in Brisbane but would recommend finding a broker close to you who specialises in investment lending as it is becoming a specialised area with all of the recent changes. Based on what you mentioned above, I can't see any reason why we couldn't use an investment line of credit on your owner occupied property to pull out the 20% deposit for the investment property. This way, 100% of the loans should be (disclaimer - check with your accountant) tax deductible as they are both for investment purposes. I would be happy to run through it with you in more detail.
