Hi Siew, you are being provided figures and calculations without an understanding of your full situation, credit score & credit file worthiness and the figures you are being provided may not be correct as nobody has asked if your Centrelink income is a certain acceptable income and if the amount includes anything that a lender won't accept? I used one of the most conservative bank calculators, unfortunately your borrowing capacity won't get much further above $350k under your current circumstances. With your deposit and the stamp duty rebate you're probably capped at a purchase price of $450k
