Hi Phillip, as you can see from all the responses provided by all the brokers, pricing your scenario is NOT going to achieve the results that you are seeking. No lender is going to give you the best rate on an investment loan with a 100% offset and fixed for a period of time in these current market conditions, and if there is one, i would check the associated cost with the offered product. your refinance structure needs to be customised to meet your specific requirements and needs to tick all the required boxes to qualify for the best investment loan product currently on offer. as brokers, our job is to provide you with options that meet your specific requirements. happy to assist if you want to take this further.

Philip, Thanks for your question, there are some (not all) lenders that offer fixed with a full offset. As some have mentioned here, 4.39%. I may be able to save you the first years annual fee.

Hi Philip, Your request is a fairly simple one for most Mortgage Brokers on this website including myself. As others have eluded to in their responses, there are a number of Banks that will do fixed rates with offset and you can split your loan with most of the Banks that only have partial offset on fixed rates. You should pick a Mortgage Broker that is relatively close to you and go through the finer detail with them. Most will run the calculations for you to find the loan that is a good fit for you. Most of the Brokers on this website will be able to give you a lot more than the detail and benefits than you are asking for here and I am pretty sure all of them will be more than happy to discuss your situation without any obligation or charge. Hi Philip, rate wise they start from 4.39% for a three year investment fixed rate with a 100% offset, zero upfront costs and $395 annual fee.

Hello Philip, there are rates as low as 3.99 fixed for 3 years on the market, the best I have on my panel of over 40 lenders is 4.39% with the offset. Hi Philip. Most Lenders will have 100% offset accounts on variable loans . Some have a partial offset in fixed loans . The good news is that there are a couple of Lenders who offer 100% offset on fixed loans . Of course understanding your motivation for a fixed loan is important to ensure it is the right way to go. Hi Philip, I would be happy to assist. I assume you would like to keep the new loan under 80% i.e. $480k in total. Let me know a good time I can make contact and go through some options with you. There are a few that include 100% offset with a fixed rate however most lenders only offer partial against fixed.
