Yes Sharon, Something might be possible. However your situation is complex and further information is needed. We need to peel your two adult sons off as a separate set of applicants, next we need to separate your income out so we can work out, your and your husbands borrowing capacity , details are needed of your dependent children age etc, who has the personal loan details of repayment when taken and monthly repayment, with same detail on the car loan plus the age of the car. There is at least one lender who will lend to 95% and add LMi on top and there may be some benefit in your 5 years unbroken rental record but i will need to research the question to be certain. I have obtained approvals in the past on that basis but not for a period of time. Check my profile and contact me if you wish me to see if i can assist there may be a couple of other things i can that i previously done in similar circumstances in the past to help clients to get there which can make a difference which little edges using knowledge i have acquired over time which i do not wish to share with the competition. Hi Sharon, There is a bank that will do a 98% loan for you and the amount rrequired to complete the transaction is $26,500. So you will be a little short there but im sure you could save the difference quite quickly. I would need to know the monthly repayments on the personal and car loans to do an accurate assessment but at the moment you fall short mostly due to the number of people included for the calculation of servicing. You would need to make the purchase without your adult sons and maybe look to assist them into their own homes once the porperty is complete. There shoud be some edquity in the property once complete amd they would be eligible for the FHOG themselves and seperately. Again servicing is going to be the part that needs to be provided.

Hi Sharon. While most lenders would like to see you have a 5% deposit and being your first home you will be stamp duty exempt. I take it you want to buy a new property to take advantage of the $20000 grant. Problem is this will only be approved after your loan application is lodged and to do that you need a 5% deposit. Try to get the 20000 elsewhere or from a family member and you can return it when your grant is available. Regards.
