Hi Peter - If you have an existing home loan you can combine (but not cross collateralised) with your investment so achieve a home loan rate from 2% - investment depends on the home loan balance. Another option if you have income servicing is to secure a term loan for your $120k balance and a Line of Credit (LOC) to 80% of your property value - ready for any future investments - and there would be no extra costs if not use. If another property deposit was paid for from the LOC then this part would be turned into a term loan. Standard Investment % start from 4.09% but that half the story as any application - monthly - annual fees need to be taken into account. So in short - choosing a lender depends on income servicing - if you have a current home loan - any medium term investment plans you have - then fixed or variable rates (+ fees).

Peter, I'm in Newcastle. It is my belief that I can not give you reasonable advice with out all the information. Please obtain my fact find and complete it will take 15 to 30 minutes and send it to 3 brokers so we can give you proper advice. What you have given us only give us a fragment of the information we require to give you a proper assessment. I have no problems with you sending my fact find to other brokers it is similar to lenders requirements and it is the only way we can assess your possition. I hope that my assessment and advice will win but at the end of the day you must go with the broke you are most comfortable with Denis
