Hi Brigida, There are a number of lenders that will assist you. You will need to pay lenders mortgage insurance due to the loan to value ratio being greater than 80%, however, some lenders will allow you to capitalise these costs into the loan. Hi Brigida, I can help you - I am doing some construction loans now. You can only get 90% LVR for construction loans. Your rental history will be used as 'savings' by my lender, who is doing OO for me now at 3.65%. I am organising loans for borrowers all over Australia. Hi Brigida, thanks for your enquiry. I specialise in construction loans and particularly first home buyers. What state are you in? We'd need a few more details before being able to assess what your borrowing capacity is, but in general, yes there are banks who will take your strong rental history into account and you may not need a huge deposit. Good Morning Brigda. There are lenders out there who can help you including lending 95% + Capitalised Mortgage Insurance and allow you to have the FHOG. Obviously there will be stamp duty savings as well. Key to your borrowing capacity will be the cost of the house and land package and any other debts that you have that you need to service. Hi Brigida - Do you also receive Centre Link Income - with the large family you have - Being first home buyers, you are stamp duty exempt as well - In which state are you in - as from 1/07/2017 - different amount of grants are available. Contact me if you wish to proceed.
