You can be approved for the purchase if you have found a block of land and wish to proceed and you can use a deposit bond for the deposit and the loan when funded can pay the vendor what they require? That's if the vendor will accept a deposit bond? Hi David, great work on growing your savings. Good news is you're very close to the 5% genuine savings requirement for this particular purchase. Your deposit needs to be a cash contribution and cannot derive from the home loan. Do you know if the block is registered? Great Question - You have the 5% genuine savings for the land and Im wondering if the gift has been in your account for > 3 months - if so then this might make up the balance of the house and land 5% needed. If you are looking to build asap - the rent or board you are currently paying is not included in servicing if both loans are put in at the same time. Approvals can be quick - and I choose lenders because of that was well as excellent %. If you have been in your jobs > 2 years - clear credit and can show both deposit (I suggest for the land and build) - we need 2 x Payslips, I use an online service to collect all bank - credit card - car or personal loan statements. Then there is ID (drivers license and passport) and not much more. You should have an approval in place 2-3 days tops.
