Hi, Debra, there are a number of issues, the main one being that most lender's criteria for rural properties relate to the area of the property, whether it has city water, electricity and all weather access, also if the property is used for income producing purposes, most lenders will not consider accepting the property for security purposes. My advice would be to find a broker who specialises in agri loans. Regards, Ken

Hi, Debra Thank you for your interesting question. Most lender, lending just up to 50 hectares, two (2) of the big four have specialised lending for rural properties exceeding 50 hectares. I would recommend contacting an agricultural broker as they have the knowledge and the connection for your requirements You could also fill in the contact form, and Hashing is putting you in touch with a broker close to you All the best

Hi Debra. Your question is a little difficult to answer without further information. There are a number of factors that affect the amount of deposit you need to purchase a property. Is the property Owner Occupied or Investment? Do you have a family member willing to go Guarantor (It means a Mortgage or second Mortgage on their property)? Are you First Home Owners? Is the property going to be income producing at all? What is the classification on the rates notice (e.g. Rural, rural residential etc). Additionally, the size of the property you are looking at is going to be a bit of an issue as many Banks stop their residential lending at 10 hectares and almost all stop at 50 hectares, plus they will only do loans for up to 70% or 80% of the purchase price at those levels. I am fairly sure you will need at least 20% deposit or some form of guarantee to get to this size property but you should speak to a Rural Mortgage Broker with experience in this size property as it is a fairly specialised field. Unfortunately, that is not myself but I am sure one of the other guys/gals on this site will take up the challenge for you. I wish you the best of luck. Kind Regards Gary Lewis
