Hi Star, thank you for your query. Your (BC) borrowing capacity will vary between the banks which means your BC is slightly different with each lender. This is why you are getting a broad range of borrowing capacities from multiple brokers. Just basing only on what you have declared, you are likely to get approved between 250K – 300K. However, there are other factors that we should consider ie purpose, repayment type, lender’s policy etc. which may impact your capacity. Hi Star, As Martin said each bank is a little different but if that information is correct you are looking at around 350-360K in total. Please note this is indicative only and I would need to ask a few more questions to get exacts for you.

Hi Star, I hope you're well and thank you for your questions? To provide a borrowing capacity a broker or lender would need to have a more in depth picture of your current situation by having a fact find completed or a customer information form which ask specific questions about your unique financial situation to determine your borrowing capacity. Some lenders will lend more and other less. If you are self employed or PAY this also will determine what can be provided about borrowing capacity as there are certain allowable add backs for Self Employed clients. All liabilities and living expenses are need to be added to the calculators as well to give more concise borrowing capacity as well. Hi Star. It will vary between the banks, as well as depend on your monthly living expenses. An estimate would be between $250-260k if there were two people on the loan, and only one of you was working. Hi Star, Different banks will lend different amounts though a Broker will need to have an in depth conversation and ascertain a little more info before advising on your capacity. Suggest you contact a broker via their profile to look into this further for you.
