I am looking at selling my business and moving into property development. I need to maximise potential borrowing power which might be tricky as once I sell the business that income stream will cease hence why I need an experienced broker to help plan the way forward. I have a property that is valued around $630k that we owe $300k on. I need to buy out my partner which will be $100k. I have a block of land that I owe $100k on that is valued at about $160k. I would like to build on that the cost would be $270k with an end value of $450k. I have 2 blocks of land that I am interested in that I can buy for about $100k each . I would like to build on both blocks with a house design that would cost about $240k with an end value of $420k. Also I am interested in a house that is worth about $325k taht I could subdivide and then build on the new titled and. I will have cash savings of about $700k once the land is sold. Also I am seeking advice wheter I am better off buying land and then using GRV Loans or whether my borrowing capacity would be higher buying houses on large blocks and subdividing ?
