Hi Ed, Interest-only-loans are ideally preferred by investors to get the best rebate and to channelise the principal portion to owner occupied properties or to maintain/improve cash flow. Lenders treat interest-only-loans as more riskier than P&I payment loans. Therefore the interest rates are slightly higher than P&I loans. The lowest I can research is 4.09% per annum. Thanks

Hi Ed R, great question & one we brokers hear all the time & with this ever changing lending platform the answer can change from day to day. From the basic information that you have provided in your question you appear to have a good land to value ratio, what I mean by that is the level of the loan amount you were looking for leaves a lot of equity still sitting the property which will help you when negotiating the best offer from any lender. Hi Ed, providing you meet the criteria, variable rates with 100% offset start from around 3.64%pa for owner occupiers - P&I or Interest Only accepted at that rate. Fixed rates are a bit higher. Feel free to contact me to discuss further.

Hi Ed, assuming your question means that you are interested in owner occupied home loans that are fixed for between 3-5 years on an interest only basis, then you would be looking at rates starting at 3.89%. Hi Ed, Thank you for your enquiry. The rate will depend on if the loan is for an investment purpose or owner occupier. Do you require a variable rate or fixed or a mixture of both? There are many rates and products in the market and the lowest rate may not be the best option for you. Hi Ed, This will dependant on if it is an investment property or owner occupied. Do you want a variable rate or fixed? The bank are chopping and changing these rate at the moment, so will need to chat to fully understand what would suit you best.

Hi Ed, If Owner occupied you would be looking at 3.74% fixed for 3 years. The best Investment rate I could secure for you is 4.14% fixed for 3 years. 5 year rates would be 4.29% and 4.49%. Please let me know if you require any further information?

Hi Ed, One of the most common questions brokers get is 'what is the cheapest interest rate?' It is not all that simple to answer these days. We need to know if the property is Owner Occupied or Investment, Principle & Interest or Interest Only (which you have answered), Fixed Rate or Variable Rate. If Fixed rate what term.
