Hey Karthick... very ironic that the bank wont lend you money as you are working for them!!... As my colleagues have suggested, you will certainly fit into a non-conforming lending space or you may even b able to use pass through Standard lending, using your employment history in support of your ABN. Please talk to one of the brokers her as there is certainly a solution for you if you need to buy the Melbourne property "now" and even if you use a higher rate, please ensure you can refinance out (cheaply) once your self-employed income is acceptable. Hi Karthick, I have an identical transaction to your situation however the client works for another Major Bank and I was able to get the loan approved with Bank also. This will settle next Thursday. I see no real differences to that scenario with what you have written and would be happy to assist in need. Cheers, Nathan

Hi Karthick - there are lenders offering loans from 3 months - the longer you are in business the lower the rates and fees being offered. So I expect it would not be beneficial for you to refinance till 2 full tax years - when all lenders will be offering you options. For example - < 12 months ABN 80% LVR 8.99%.
