While extremely low rates are appealing, they often come with hefty settlement & annual fees which can cancel out any savings you may have made with a reduced rate. Hi Scott - if you have enough equity to cover both loans AND service both with 1 security - yes - there are a few lender who will do. Some allow to $250k "cash out" @ 3.79% variable while others allow 80% to $M 4.09%.
