Hi Melissa, Thank you for reaching out via HashChing. Most lenders will now allow for an up front valuation to be ordered to assess the likely hood of a deal before one is submitted. In saying this a phone call to go over your current financial situation with your PPOR and Investment property can provide a good starting point. I would be happy to talk to you further about your options further at any time. Thanks, Josh

Hi Melissa, thanks for your question. The only way to find out how much equity you have (and more importantly how much the bank will give you access to) is to do a bank valuation. I have over 40 lenders available and I can do upfront valuations with a good amount of these lenders, most of them for free too. Some banks will also allow desktop or auto valuations, meaning they're done on the computer without someone having to inspect your property. I hope this helps. You can connect through my profile if you would like to discuss further. Thanks, Alex

Hi Melissa, It would be best to discuss this over a phone call however, we can determine the equity by ordering a valuation up front, before a loan application is made. The type of valuation, full or automated and with which lender,, will depend on your overall financial situation. You can find my details on my profile and I am available this evening is you want to discuss further. Regards, Bernie

Thanks for reaching out, Melissa. I suggest doing valuations with a few different banks, which will determine how much equity we can release and we can weigh this with the banks' products to decide on an optimal solution. Some banks are offering up to $4,000 to refinance your loan to them, on top of interest savings from lower rates, so it's a good idea review your current loans at the same time. Please drop me a personal message to discuss further. Cheers, Phillip :)
