Hi Matt, I'm happy to have a chat to you if you are based in Brisbane or Gold Coast areas. From the information you have provided I feel your borrowing power may be a little shy of what you need to purchase at $500K, however it will depend on what expenses and other debts you have. If your Dad is able to gift you a favourable purchase and reduce the purchase price for now down to your borrowing power you could perhaps borrow the extra in the future and provide to him then this may work. Alternative is he keeps some ownership. No one can guarantee future borrowing power as this will be determined by your future incomes, I am sure there is a solution in here somewhere. Hi Matt I believe you do need to talk to a broker that can understand the various types of incomes you have as there are lenders that would consider this under an exceptions policy if it is on going . Also there are some interesting comments in your question that lead to some out of the box scenarios that perhaps could be considered if you haven't thought of these already.

Your scholarship income is usually not acceptable as income but you should speak to a broker if they can get it through if you show it through bank statements.
