Hi Ken,Interest only and investment loans attract a higher rate. As per other comments the offset facility does attract an annual fee. Hi Ken, Most products with a 100% Offset facility do come with annual fees. They usually almost have all the features you have listed above. Having said that we currently have a product that only has about half the standard $395 annual fee and all the bells and whistles. Comparison rate also to go under 4% once rate cut is passed on. So, yes, definitely achievable.Most of us brokers do not charge our customer as we get paid by the banks.All the best!Umit Talarico

HI Ken, I'm sure you'll find plenty of options, however, you may be better off paying an Annual fee but getting a cheaper rate..... i.e. instead of 4% get a 3.79% rate but pay the annual fee. Look at all the options before you decide which one will best suite you. Regards Chris

So 70% lending Investment rates are from 3.89% Fixed - thats $480k or $500k. Offset are a premium from 4.09% - if you were OK with redraw you get the lower rates. Maximum extra payments into Fixed term loans are from $10k to $30k depending on lender. So your equity is good. The 2nd part of lending is servicing - which would required more details of your income + rent and current expenses and liabilities.

Hi Ken,It definitely sounds possible, you may not be able to get an 100% offset account without an annual fee. Excluding that everything else looks fine, obviously you will need to have someone look at your individual circumstances.Hope you can get a good deal! Simon
