Hi Ken, Most products with a 100% Offset facility do come with annual fees. They usually almost have all the features you have listed above. Having said that we currently have a product that only has about half the standard $395 annual fee and all the bells and whistles. Comparison rate also to go under 4% once rate cut is passed on. So, yes, definitely achievable.Most of us brokers do not charge our customer as we get paid by the banks.All the best!Umit Talarico


So 70% lending Investment rates are from 3.89% Fixed - thats $480k or $500k. Offset are a premium from 4.09% - if you were OK with redraw you get the lower rates. Maximum extra payments into Fixed term loans are from $10k to $30k depending on lender. So your equity is good. The 2nd part of lending is servicing - which would required more details of your income + rent and current expenses and liabilities.
