Based on the land size you should be ok as most banks will be restricted to 5 acres, we would need to check that the zoning is residential, special rural or rural as well. We are looking at buying 4.94acres in Tasmania 30mins out of Hobart with plans to build once we sell our exsisting home in queensland in a few years. My husband and I both work have a gross household income of 180+/-k a year and have been making extra payments off our home loan and low amount personal loan. We have found the perfect block and dont want to miss it. The block has power available but dodges ferry runs on tank water and we plan to build an eco friendly house.

Hi Renae - I mirror the comments of the brokers above, but with a note of caution. If you are buying a block from a developer with a protracted settlement awaiting title release, be aware, that changing lending conditions are on the increase by most banks to cope with legislation. What is available today, might not be so, earlier to land release. Find a titled block and you will be safe. Regards

Hi Renae, Depending on a number of factors such as size of land, location and is there another security involved, the highest LVR that you could look at for a vacant land loan would be 95%. Assuming a regular sized block residental land in close proximity to a major city Westpac, St George and ME Bank all offer vacant land at 95% LVR.
